After Karen and Nickie lost their mom Sandy last June, Daryl and Nickie stayed in the house that their mother left them and took over the mortgage and responsibilities. Prior to their mother passing, Nickie resigned from her job and Daryl, Nickie and Summer moved into the home so that Nickie could help Karen care for their mom. After finally receiving the Death Certificate, Karen and Nickie began the probate process as their mother had no living will. Unfortunately, Daryl and Nickie faced many unforeseen financial challenges in the coming months (costly and necessary home repairs, Daryl’s loss of wages etc). Nickie reached out to the mortgage company to ask for help. She was glad to hear that they had a department that specializes in offering payment deferments. Unfortunately, the probate process caused some delay due to the mortgage company requiring Karen and Nickie to be official “Administrators of Property”. Otherwise, they refused to discuss the mortgage or deferments with Nickie. This “department” informed her that she needed to fill out a “Loss Mitigation Packet” to start the process for deferment help. Weeks went by and many phone calls and emails were exchanged and the packet never came. When it finally did, it came during a time when Nickie couldn’t get to the post office due to blizzard conditions. When they finally got to the post office, the packet was totally wrong. They were asking for her mother’s financial information instead of her and her sister’s. Their continued discrepancies and delays cost Daryl and Nickie valuable time. Suddenly, they put the home into foreclosure and refused to take any payments from them. They have tried every possible option to fix this themselves and just couldn’t do it. Nickie began corresponding with the foreclosure company and found out that she needed to submit a request for a “Reinstatement Quote”. If the funds they are requesting are met, the mortgage will be back in good standing. Daryl and Nickie counseled their probate attorney regarding the matter, and he advised them to do everything they can to come up with the funds because the value of the home is much more than the balance owed making it desirable for the mortgage company to want the foreclosure. The decision to ask for help did not come easy to Daryl and Nickie. The house is the one thing that Sandy left to Karen and Nickie. To lose it would be devastating.
