Dear Decision Makers,

I am a concerned citizen. I am writing with an urgent appeal regarding 1248, 1250 & 1252 S. 45th St. which has been covered extensively in the press and on social media in #thebattlefor45thst.

The duplex at 1250 is the property of a 94 year old, widowed, retired public school teacher and long time resident that has literally been permitted by the City of Philadelphia to be assaulted by demolitions, construction and the very existence of the neighboring 1248 & 1252 properties on either side built by a vandal developer John Martin Cassidy and his JMC Realty, LLC.

I urge you to immediately come to the table with the Strothers family team to have, at the expense of the City of Philadelphia, a fully insurable, tax exempt, market value, independent and freestanding, Building, Fire, Property Mainentance and ADisabilityA Code compliant, NEW multi-family home built for Mrs. Strothers & her heirs by the contractors of her choice, according to her proposed options in the link below that solve her existential dilemma.

My name is _____________ from _______________. I learned of this travesty on the 1200 Block of S 45th St, Philadelphia, PA, USofA via ________.

We cannot fathom how the previous administration of the City of Philadelphia permitted and condoned the horrific, criminal, unconscionable ongoing assault on and theft of the home, business, safety and life of 94 year old, widowed, retired public school teacher, Mrs. Margaret T Strothers and her heirs! Especially as her late husband, James W. Strothers, elected to invest his GI Bill housing benefit in the City Of Philadelphia

My feelings and thoughts on the Battle for 45th Street are ___________.

I am unwilling to invest in a so-called World Class City that by refusing to apply and enforce it's own safety and protective laws, is de facto waging war on its business and home owners, seniors, women, school teachers, voters, taxpayers, veterans’ families and those executing their plans to age-in-place!

Furthermore, I will (not) ____ACTION___such as NOT patronize restaurants and sports, cultural events and entertainment; invest in property; or set foot down town, do business, etc… _____ in the City of Philadelphia until this issue is resolved, as follows, to Mrs. Strothers' satisfaction.

We look to the City of Philadelphia to cause to be built at 1250 S 45th St., at no cost to the Strothers family or property, (using the professionals of their choosing), a ★NEW★ sturdy, durable, independent and freestanding, tax exempt, deeded free & clear, multi-family, fully premium insurable, LEED platinum, ADA compliant home with curb cut, and alternate living expenses and more according to the
★FIRST option of rebuilding 1250 to be independent and freestanding with sideyards according to the attached
"PROPOSAL TO RESOLVE the
Untenable Situation at 1250"

If not the first option, then grant the ★SECOND option of rebuilding that is …. Instead of providing side yards, to rather extend the City of Philadelphia's full sovereign immunity, insurances and exemptions to every aspect of the Strothers' demolitions and new construction including but not limited to all "REQUESTS FOR RELIEF from Dangerous Conditions at 1248 & 1252 S. 45th St, Philadelphia PA 19104-4410" and all other Requests contained in the following document, in perpetuity..


Too many of Mrs Strothers' precious golden years have been consumed by this trauma. We insist that fully insured, code compliant or exempt demolitions and new construction begin immediately to put a righteous close to Mrs Strothers' nightmare and to have her comfortably & quietly enjoying her new code compliant home at 1250 without further delay.

1250 Strothers family to receive:

1) A minimum of 5 ft adjacent SIDEYARDS deeded to 1250 from 1248 to 1250 S 45th St. Properties.

2) at least 1248, 1250 & 1252 demolished, cleared graded, soil compacted as per engineers' report; al DELIVERED FREE & CLEAR, READY TO BUILD.

3) NEW SURVEY of widened lot with markers.

4) NEW DEED drawn to reflect new widened boundaries and NO shared common anything.

5) PERMITS to REBUILD EXPEDITED

6) ALL remaining buildings on 12xx S 45TH ST block be immediately brought into full or excess of compliance with LL , at Cassidy's expense, with all applicable codes and laws. Esp. 1244 & 1232

7) all City of Philadelphia and Commonwealth of Pennsylvania licenses, grants, permits and certificates held John Martin Cassidy, JMC LLC et al be permanently revoked and rescinded.

8) City of Philadelphia pays for new multifamily building at 1250.

9) high quality, durable, construction begins, on or before June 2024.

10) New 1250 premises is finished and approved by L&I by Jan 1, 2025.

11) John Martin Cassidy & JMC Realty, LLC pay all of Margaret T & Shani Strothers' living expenses from Jan 17, 2023 thru terminating their current lease and moving into new 1250 building.

11) Cassidy to pay for complete extermination tunnels, burrows and nests of RATs and mice on arms around 1250 premises. Block off any access of 1248, 1250 & 1252 and entire block by rats.

12) Cassidy to sign his consent for all handicapped poles, loading zone and curb cut requests from the Strothers'

Help us to rebuild with sturdy durable steel frame construction like our original homes. We request your assistance with legal, architectural, engineering, demolition, construction, storage and temporary housing costs.


Vandal Developer, John Martin Cassidy butchered apart our steel frame interconnected homes and in incorrectly making our rowhouses independent and freestanding of his, he built his shoddy new construction inches away from our homes leaving illegal, leaky, rat harboring gaps/flues on his properties. Please help our homes to be properly separated from his buildings, according to Building Code.
