The Liberty Twp Zoning Commission will hold a meeting on August 21 at 6:00 pm to discuss changing the restrictions in the PUD for the space along Winners Circle behind Shooters (currently the green space pictured) to allow a mini-golf establishment. To oppose this PUD change, a group of Carriage Hill residents has agreed to hire an attorney to help us fight the change at the zoning commission meeting.

We are seeking an initial $6,000 to cover estimated attorney fees (and the credit card company fees) to contest the proposed PUD changes to allow for an entertainment establishment in our neighborhood. We will collect through this platform, Laura Wojciechowski's Venmo, or a check dropped at Laura's house. Watch your email for details.

There isn't much time before the Zoning Commission meeting (Aug 21), and our attorney will require a retainer. Please plan on making your donation through one of these channels in the next few days. We suggest a donation between $50 and 120 dollars from each household to cover the cost of the attorney's fees.

Note that there is also a proposal for a group of residents to purchase the land from Liberty Land Co (The Terry Family) and donate that land to the HOA. That money will be collected in a separate campaign. Please watch for more details.

DETAILS:
Many Carriage Hill Residents were attracted to the neighborhood for the green spaces and quiet amenities. There is currently a proposal to build a 25-hole mini-golf establishment on the east side of Winners Circle Drive in the space behind Shooters, next to the Terry Club House pond and a second pond between Winners Circle and Trotter's Way. This establishment would be directly adjacent to homes on Winners Circle and have open access to HOA-owned amenities including the two cited ponds.

Some concerns include the following:
  • Maintenance of Privacy of Carriage Hill ponds, pools, Gate House and Carriage House
  • Maintenance of property if mini-golf business fails
  • Liability issues for residents and HOA if public enters HOA common areas and gets hurt
  • Problem for access of emergency vehicles
  • Street parking causing a nuisance for nearby neighbors
  • Traffic congestion
  • Noise after 6 pm
  • Lighting that will affect the quiet enjoyment of the neighborhood
  • Littering - who is responsible for cleaning up outside the golf course area, including our ponds and green spaces (note that there is no proposed fencing between the mini-golf and HOA owned amenities like the ponds)
  • Water way (creek and pond) pollution
  • Altering the natural flow of the run-off water that exists now.
  • Decrease in property values
  • Planned facilities (snack bar, restrooms)
  • Sign design, height, and lighting
  • Impact on wildlife in Carriage Hill
