
Help Mediterranea Restaurant Bridge the Gap

Seven years ago Mediterranea Restaurant & Bakery opened on a quiet residential street in the historic Grant Park neighborhood of Atlanta. With a menu based on the healthy Mediterranean diet and entirely gluten-free offerings we’ve been lucky to find a loyal following and make some great friends along the way. We made it through the pandemic and have built business back. But now, our future is in doubt because of a new landlord’s unexpectedly high added costs topping our rent.
While we’ve made great progress reducing our debt load by successfully paying off our start-up SBA loan, we’ve run into new roadblocks. Although rent increases are mapped into longterm leases in a predictable way, a landlord can pop unexpected, unreasonable, large common area maintenance (CAM) charges, and pass on property tax increases on top of the monthly rent to throw even the most thoughtfully planned budgets out of balance. We’re a mere speck in the holdings of the national real estate investment trust that is our new landlord, but our position as the largest leaseholder (of 4) in our building causes any CAM increase and property tax increase to weigh heavily on us (we occupy nearly 40% of the building).
What we dispute with our landlord:
- landscaping charges for the empty lot next door that is used as a dog park
- window cleaning charges (windows cleaned once in two years)
- “janitorial and portering service” charges (no janitor, no porter; no common interior areas)
- duplication of fees charged for property management
- property tax increases (not reflected by Fulton County/City of Atlanta records)
So, on the occasion of our 7th anniversary this weekend, we are appealing to you to help us bridge the gap and secure Mediterranea’s place in Atlanta. Our ascendant sales trajectory is moving in that direction, but needs a timely boost!
