Help Save Charley's House

EDIT PART TWO: Well, as I was raising money with the GoFundMe, the landlords retracted the lease to purchase agreement. They have now asked for a $20,000 due diligence. I can make up about $15,000 of that from the last GoFundMe and my current savings. It is incredibly stressful to be this close to signing the lease to purchase agreement and having Charley's House secured... while hitting another obstacle. This home has helped 600 dogs for Charley's and for other rescues. That $20k due diligence breaks down to $33.33 per dog that has had their life saved since Charley's was founded in September 2020. I feel like crying, I feel defeated but I will not give up! These dogs need Charley's House. The house prevents the rescue from spending on boarding, allows other rescue board and trains, and is always a refuge for fosters/adopters that have needed a foster removed immediately. Here's to hoping and praying this plan comes together to keep Charley's House and keep the rescue open.

EDIT: Thank you everyone for your generosity. I am still negotiating the terms. I fear the landlords may pull out of the lease to purchase agreement and try to sell outright. I have reached out to their realtor with a very generous offer in hopes they don't retract the lease to purchase offer. If I qualified for the mortgage loan, I would just buy outright. I rounded the goal out to $4500 in case they come back with a higher due diligence.

I write this GoFundMe with all ego and pride set aside. Since September 2020, I chose to quit my job and work without pay as I founded a non-profit 501c3 dog rescue in Butner, NC. Over the near 3 years of rescue, I have continuously worked 14-16 hour days providing the care pitbulls across NC/SC NEED to be saved from the euthanasia lists that our shelters are facing daily. Not only does this breed get a bad reputation, but they also line the large dog kennels in almost every shelter due to our lack of spay/neuter laws and backyard breeders. I became aware that our landlords wanted to sell "Charley's House" and retire- move to Florida and live the good ol life. I can't blame them. It sounds nice. I immediately went to work paying off debt and repairing my credit score to secure a loan. Unfortunately, because I have worked for "free" and without any pay since September 2020, I do not have valid proof of income at this time to secure a loan. The landlords have been generous to offer a two year lease to purchase agreement. The house will be secured at $199k with $10k due diligence funds and a mortgage loan secured in 2025. I will be able to secure this loan as I have been building provable income since the launch of Charley's Confident Canines, this rescue board and train program will secure provable income for me, while allowing me to continue helping other rescues. Charley's House has helped over 550 pitbulls in NC for Charley's K-9 Rescue, as well as over 50 pitbulls for other rescues under my side training program. Securing Charley's House not only benefits Charley's K-9 Rescue but 10-20 other local 501c3 rescues needing help with their more challenging dogs. Now, I am not one to beg or ask for handouts but I believe in the work I do for the dogs in our community and I humbly am reaching out for help securing this due diligence. I have secured $7k of the $10k due diligence since I started working my butt off in April. I know I have a lot of supporters, donors, networkers and people that support the work I do and know how HARD I work to make a difference in these dogs lives. The house must go in my personal name and cannot go under the non-profit. This is because it is also my son's home where we work hard to care for these babies day in and day out. We sacrifice vacations, fancy dinners at restaurants, and quality time with our families so the dogs have everything they need. Helping us save Charley's House may not be a tax write off but it still goes directly to the housing and life saving efforts for all pitbulls we have saved, currently House, and will continue to save in the future once the contract is signed.
