Make a stand against Big Developers and City /County Planners!
Rock Creek Mesa is a small RURAL community in unincorporated El Paso County Colorado. A developer has requested to rezone F-5 (Forestry and Agriculture) to RS-5000 (Residential Suburban, 2 houses on 5000sq ft.)
With your financial help, we will hire land use lawyers who will make a case and stand for our constitutional rights We would hope this would translate in to helping other communities with the same fight through precedence or case law!
What is the problem you ask?
1. The land has always been zoned as F-5. Residents have purchased and developed their property as F-5. Most houses sit on over 20,000sq ft. up to 40 acres and several land owners have horses and chickens. Our community has wild turkeys, deer, mountain lions, bear, and many other wild life.
We are at risk for wildfires. Our roads and subdivision was planned for low density, per our master plan and precedence.
2. This property is in RURAL UNINCORPORATED COUNTY. The developer is attempting to extend the city into the rural county. When does this end? It ends NOW. We all need to make a stand and let our community leaders/ city and county planners know-its not ok to always side with Big Developers for tax dollars. LISTEN TO YOUR COMMUNITY!
3. Developers should be made to conform to the current community, not the community have to suffer and conform to developers. The developer purchased his property knowing it was zoned F-5! He can build as F-5! Our community would be quadrupled and the density could cause a bottle neck at our egress from wildfire if the rezoning is allowed. Land owners inward and west of this development could be trapped and potentially die from this type of density. We are not exaggerating!
City Planners say yes to these zoning changes because it brings in tax revenue and they are so intertwined with these developers on other city projects-they don't listen to people in communities-its time that changes!
We need legal representation and support from all communities!
We need funds now as this rezoning application is in process!
Letters can also be submitted directly to El Paso County Colorado Planning Department opposing the zoning change. Let Planning Departments know that WE all have rights, not just developers. WE NEED Leaders to hear us-STOP REZONING! Anyone from any community can comment. This isn't just a community problem, rezoning is a problem across the states. Make a Stand!
