Home for Audrey and Frederick

The four most frightening words you can hear at 80 (Audrey), 72 (Frederick), and 84 (Wolfie—in dog years), in Sonoma, California are, “You have to move!”
After living in their home for ten years, they were told that the house they were living in needed to be sold, to provide for their landlady's healthcare, and they had to move. Ten years ago, finding a rental was do-able, now (especially after the fires!) it is completely unaffordable here.
With the thought of homelessness causing increasing amounts of panic, there was an ad in the local paper for mobile homes for sale. It turns out that mobile homes are still affordable! The catch is, you can not rent them, you must own them. Audrey and Frederick have never owned property, and to purchase any mobile property at all, they must have either a sizable down payment or as much towards the purchase amount that they can raise. That said, they have fallen in love with a perfect home for sale. Plenty of room with a yard for Wolfie. If they were to get it, they would never hear the words, “Time to move” for the rest of their lives.
The home they are in love with sells for $185,000. We are exploring all possible loans, but need at least $65,000 for the down payment. We are asking for help, any money you can give (that you can spare) will be very gratefully used to secure a home for Audrey and Frederick.
Thank you!
