Welcome to Avalon Manor, an island community rich in tradition with a long line of family. We care deeply about preserving the integrity of our neighborhood and creating a friendly, beautiful and safe sanctuary for the entire community. We feel that our island may risk losing some of the tranquility we treasure. The marina at the end of Old Avalon Blvd has recently proposed two redevelopment plans, one to build a 200-seat restaurant/bar and the other for a major subdivision of land for 23 new single-family homes. We believe these changes could significantly damage the character, quality, safety and function of Avalon Manor as we know it.
These proposals could create significant issues and concerns, including the following but not limited to
- Considerable increase in traffic and congestion, speeding and possible drunk driving.
- Intensified safety issues trying to exit the island at the blinking light
- Limited parking for residents.
- Compromised water system, both for usage and fire suppression.
- Fire hydrants and sprinklers may be needed for the restaurant. If so, the current water main would need to be replaced.
- Major concerns with the evacuation process in the event of flooding or fire
- Pest control issues include increasing numbers of rats, skunks, mice, cockroaches, etc.
- Supply/Delivery trucks and heavy machinery regularly use our only road into the manor with no turnaround.
- Environmental issues relating to water run-off and possible contaminated soil
- Significant increase in noise from traffic, delivery vehicles and restaurant patrons.
- Concerns with adequate and timely trash disposal.
- B & L Marine Holdings has given Northstar, the current company responsible for the industrial use at the marina, a 60 ft. waterfront lease. This will enable them to continue operations, including launching large crafts and equipment that are destructive to the surrounding environment.
- The increased traffic and construction are serious threats t the eggs and hatchings of our endangered turtles and other wildlife.
Since we are a small group of volunteers, we are enlisting the help of our community to raise the necessary funds to determine the regulations and laws surrounding these proposals and the permissible use of land. We have begun the process of retaining an Attorney, Engineer and or Planner to help, and your contribution is vital to our cause.
