Save Charlotte Street
Developers are asking for a variance of 2.5x the current zoning in order to fill the lots on the corner of Chestnut and Charlotte Street with developments totaling almost 400 new homes and 50,000 sf of development. The proposed developments:
1) Do not follow the current Unified Development Ordinance (UDO), the Charlotte St. Overlay, the Living Asheville Comprehensive Plan or the Plan on the Page - all of which has been built with community involvement and agreement
2) Do not help with our affordable housing situation. There are 35 total occupied addresses (at naturally occurring affordable housing rates) in the 12 buildings that are scheduled to be demolished. They will be replaced with 18 "affordable" units based on the 80% AMI formula
3) Do add traffic at staggering levels. Traffic studies done for both projects estimate an average of 4700 new trips per day on Charlotte St. Not only will Charlotte St. be almost impassable, the repercussions will flow to the I-240 ramps and through the Chestnut Hills neighborhood
4) Do add untenable levels of strain to the infrastructure. The water pipes on the side streets are only 4" - 6" wide, and Chestnut Street's are 16" wide. From water to sewer to the power grid, to 2.5 years of Charlotte St. being torn up to address the problems that will be created, it will be a never-ending headache for the community, and the final result will be the loss of 100+ mature trees replaced with a heat island
