The trail on Kite Hill from the Baxter stairs to Avon Terrace, part of the Santa Monica Mountains, has been a beloved walking path and local sanctuary from the 1940s until now.
It is now threatened by the development .
The proposed project consists of the construction of a new one-story single-family home and a new two-story accessory building with a guesthouse over a two-car garage, a new private road/driveway, a partial street improvement at the Avon Place right-of-way, retaining walls, and a pool. The main house would have 2,850 SF of residential floor area and 818 SF of covered porch and breezeways. The accessory building would have 400 SF of garage area and 660 SF of guest living quarters. The total building area, with a 400 SF exemption for the garage is 4,328 SF. The proposed single-family residence includes four bedrooms, four full baths and a half bathroom. The guest suite includes an additional bedroom and bathroom.
It is important to note that the parcel is landlocked, accessible only by a paper street, Avon Place. A paper street is one that exists on city maps but has never been built. In this case, the paper street is assumed to steep or expensive to build completely so the proposed project would require the construction of a new access point which appears to be a sort of freeway off ramp on an estimated 16 caissons curving off Avon Terrace around the Historical Lautner to meet the existing paper street to meet a private driveway. At the time of our hearing, which was about variance requests regarding the road, no plans were submitted. Since then we have received them and are still reviewing.
The case has been continued pending environmental review
The community is unified in using all resources possible to protect the land.
We have the support of the Santa Monica Mountain Conservancy with the end goal of buying the land back but there are financial needs along the way in terms of lawyers and experts. This is where we need your support.
