Help Defend Protections for Somerset’s Look, Feel, and Views
Somerset, a beautiful community in Bellevue, Washington, is cherished for its stunning views and welcoming neighborhood feel—features historically protected by covenants overseen by the Covenant Review Committee (CRC).
The Problem: CRC Actions Threaten Our Neighborhood
Recently, the CRC removed long-standing view line protections and approved an oversized addition in Division 8 that:
✅ Dwarfs neighboring homes
✅ Blocks uphill neighbors’ views
✅ Disrupts the smooth ridgeline along 132nd Ave
This resulted in a $100,000 lawsuit between neighbors. Even worse, the CRC claims this approval sets a precedent—putting Somerset’s character, harmony, and property values at risk.
Community Action: Protecting Somerset’s Future
In response, with support from the Somerset View Crew and the broader community, Division 8 homeowners took action:
They amended their covenant to clarify and strengthen the protections that Somerset residents have long valued. These amendments received overwhelming support and are:
1️⃣ Preserving Maximum Building Heights
The original maximum building heights for each lot—established per covenant before original construction—remain intact.
This prevents oversized homes from blocking views or overpowering neighbors and safeguards Somerset’s ridgelines.
2️⃣ Guaranteeing View Line Protections
View protections are now explicitly embedded in the covenant, preventing uncontrolled vegetation growth from blocking views.
Future CRCs cannot remove these protections.
These amendments respect Somerset’s original vision, protect property values, and eliminate uncertainty for homebuyers about risks to views and ridgelines.
Why We Need Your Help: CRC’s Ongoing Assault on Protections
Instead of honoring these homeowner-backed protections, the CRC is using significant SCA dues money to fight against them—approving oversized houses and allowing vegetation to block views.
The CRC has overstepped its authority by directly opposing the legally expressed will of Division 8 homeowners and refusing to honor their covenant. Legal action may be necessary to ensure the CRC respects the covenant and abides by its role.
